Identification
A valid government-issued photo ID must be presented with your application.
Application Process
Each adult (age 19 and over) who will reside in the unit must submit a separate, fully completed application along with the non-refundable application fee. Lease holders must be at least 19 years old. Applications are required from all adults, even if residing with a parent or guardian. We’re happy to provide general qualification details upon request before you apply.
Occupancy Limits
No more than two individuals may occupy a bedroom, unless otherwise required by applicable law.
Immediate Disqualification
Applications will be automatically denied if any of the following apply:
- Outstanding eviction or housing-related debt
- Active bankruptcy
- Credit score under 650
Credit Evaluation
Your credit report is reviewed to assess financial responsibility, including payment history, account types, current debts, and account age. A credit score generated through an automated system determines the level of further verification and required security deposit.
Rental History
Applicants must show at least 12 months of verifiable rental history. Documented lease violations may result in denial.
Employment Verification
Applicants must have at least one year of verifiable employment or provide proof of full-time student status (minimum of 9 credit hours).
Income Requirements
Applicants must earn a gross monthly income equal to or greater than three times the rent amount. If this standard is not met, additional risk factors will be considered. Acceptable proof of income includes:
- Two recent pay stubs
- Management-approved court documentation
- Two most recent federal tax returns (for self-employed individuals)
- Official offer letter (if newly hired)
- CPA-certified income verification letter
Criminal Background
Applications will be denied for the following offenses, if the conviction, deferred adjudication, or pending case falls within the relevant timeframe:
- Felonies involving theft (excluding checks), property damage, drugs, violence, personal injury, or sexual offenses — within the last 10 years or with no time limit in certain cases
- Misdemeanors for similar offenses — within the last 7 years
Roommate Applications
Roommates must jointly meet an income requirement of 3.5 times the monthly rent. All other qualifications must be met by each individual applicant.
Guarantors
Full-time students or applicants with limited income, credit, or rental history may use a guarantor, who must meet income qualifications of at least four times the rent and provide acceptable proof of income. A guarantor cannot be used to override a denial based on ineligibility.
Application Fee
A $50 non-refundable application fee must be submitted with each application before processing will begin.
